To be eligible for a career as a licensed broker, an individual must:

  1. Possess a NYS Drivers License or Non-Driver ID with photo
  2. Be 20+ years of age
  3. Have United States citizenship or be a legal, permanent resident
  4. Have no felony convictions (exceptions may apply)
  5. Be able to show proof of 3,500 points based on transactions as an agent or 5,200 points through equivalent experience in general real estate business
  6. Complete 75 hours of online broker qualifying coursework
  7. Submit of a signed student affidavit
  8. Pass the RESNYS in-person proctored final exam
  9. Pass the NY Department of State Broker licensing exam ($15)
  10. Apply for a Broker license ($155 for two years)

In July 2008, the Department of State changed the sales course hourly requirement from 45 hours to 75 hours. Those already licensed before July 2008, who are now going for their broker license are responsible for taking the new additional 30 hours from the salesperson’s class.

State Requirements For the State of New York

New York State Requirement Details for Real Estate Broker Pre-Licensing Education

Broker License Course Hours Required by the State: 75 hours

Effective 12/21/2022: individuals applying for a real estate broker license are required to complete 75 hours of broker prelicensing education, in addition to 77 hours required for real estate salesperson licensure.

Remedial Broker License Course Hours Required by the State: 32 hours

Those applying for licensure as a real estate broker after 12/22/2022 who successfully completed the 75-hour salesperson qualifying course and the 45-hour broker qualifying course must take a 32-hour broker remedial course.

Remedial Salesperson License Course Hours Required by the State: 30 hours + 2 hours Fair Housing and/or implicit bias training

In addition to the 75-hour broker qualifying course, those applying for licensure as a real estate broker after 12/22/2022 who successfully completed the 45-hour salesperson qualifying course must take a 30-hour supplemental course, plus a two-hour CE course on Fair Housing and/or implicit bias training.

Seat Time: The New York Department of Real Estate requires that all students spend a minimum amount of seat time engaged in the course content. Our online course delivery system manages this requirement for you.

Pre-Licensing Final Exams: Final exams must be passed with a minimum of 70% and may only be taken twice. All final exams must be physically taken within the state of New York.

Proctoring Final Exams: The state requires that your final course exam be proctored and you achieve a score of 70% or higher to pass.  Upon course completion, you will be presented with a final exam instruction that explains the proctor process, in detail. Upon passing the final course exam you and your proctor will be asked to sign an affidavit verifying your identity as the student who completed the course and the final course exam. Please Contact RESNYS. Every attempt will be made to identify a suitable location within a reasonable amount of time.

RESNYS’s Offering: 75 hours

Reporting: The state does not require schools to report qualifying course completions. Students will submit their certificate of completion with their license application.

Expiration Date of Course: RESNYS’s Pre-Licensing courses expire six months after the date of purchase. Each student will be granted a one-month extension at no charge, to be applied immediately after the initial six-month term. For any reactivation or extension of the course after the seventh month, RESNYS will charge the student 20% of the current retail price of the course for each 30-day extension or partial 30-day extension in the event that the course finally terminates before the end of the final 30-day extension. Students may also elect to re-enroll for 50% of the current retail price of the course if the course has hit the year expiration or the student is at the 7-month mark and wants to repurchase and restart the course and enrollment.  Extensions or reactivations cannot be granted beyond 12 months from the purchase of the course since, in all events, the course terminates 12 months after purchase.

Certificates: Once RESNYS has received the signed affidavit, your certificate of course completion will become available to download (and via email). RESNYS will provide students with an electronic certificate of completion, upon completion of the course. Certificates will remain in your account for a minimum of five years, should you need additional copies. Please refer to your license application to determine if you need to submit your certificate of completion with your license request. Course completion dates are recorded using Central Standard Time. Please note that the date of your certificate of completion will reflect this.
